Direct answer
Not necessarily. A Los Altos address can fall in the Los Altos School District or Cupertino Union for K-8, and feed Los Altos High, Mountain View High or Homestead High in Cupertino. Los Altos homes went into contract in a median 8 days in Q3 2026 (MLSListings), so check assignment address by address, before the offer.
The two layers are drawn separately. K-8 is run by the Los Altos School District (LASD) or Cupertino Union; high school by Mountain View-Los Altos (MVLA) or Fremont Union. Bullis Charter sits outside both, admitting by public lottery rather than by address. Each district publishes its own lookup tool. Every address has to be run through each layer, and the final answer is a written confirmation from the district's enrollment office.
Who this article is for
- Families with a budget around $5M who are touring Los Altos single-family homes and have been assuming that a Los Altos address means LASD and Los Altos High
- Buyers looking at a home on the south side of Los Altos, toward Cupertino or Sunnyvale, where the schools named in the listing don't match what they found on their own
- Parents of preschool or elementary-age children who are weighing Bullis Charter School and want to understand how an address relates to the lottery
- Buyers based overseas or out of state who need to cover several cities in a single trip and must settle school assignment before they land
- Local tech families moving up between Los Altos and Cupertino, with both sets of districts in play
Three dimensions that decide the answer
"Are the Los Altos schools good?" is a question that can't really be answered until you are looking at a specific house. Between a Los Altos house number and a school sit three separate layers of assignment. Each layer is run by a different body, and each has to be checked on its own.
Dimension one: is K-8 the Los Altos School District or Cupertino Union?
Many buyers assume Los Altos elementary and middle schools all belong to the Los Altos School District (LASD). LASD's site lists seven elementary schools and two middle schools, Egan Junior High and Blach Intermediate. But LASD is not the only K-8 district here. Cupertino Union School District (CUSD) states that it serves all of Cupertino and portions of Sunnyvale, San Jose, Saratoga, Los Altos and Santa Clara: 17 elementary schools, one TK-8 school and five middle schools, about 13,000 students in all.
The clearest example is Montclaire Elementary. The California Department of Education (CDE) school directory lists it at 1160 St. Joseph Ave., Los Altos, CA 94024, in the Cupertino Union district, serving K-5. In other words, a public elementary school inside Los Altos belongs to a Cupertino district. LASD and CUSD differ in grade structure, enrollment process and school calendar. Which side the K-8 falls on shapes nine years of a child's schooling, from kindergarten through eighth grade.
The reverse also holds: the LASD name doesn't track the Los Altos city limits. LASD's Springer Elementary lists its address as 1120 Rose Avenue, Mountain View. Gardner Bullis Elementary is at 25890 Fremont Road, Los Altos Hills. Los Altos Hills adds one more layer: Palo Alto Unified's new-student registration page states that some areas of Los Altos Hills and Portola Valley are within PAUSD boundaries. The district's name, the school's address and the home's mailing city are three separate facts. None of them can be inferred from the others.
Dimension two: is high school MVLA or Fremont Union, and within MVLA, which school?
High school is a separate district with its own lines, drawn independently of K-8. The Mountain View-Los Altos Union High School District (MVLA) runs two comprehensive high schools, Los Altos High and Mountain View High. A common assumption is that a Los Altos address inside MVLA means Los Altos High. Yet Mountain View High states that its 2,196 students (school site, 2023-08 figure) come from three cities: Mountain View, Los Altos and Los Altos Hills. Los Altos High's new-student registration page is equally specific. Families must show proof of residence within the Los Altos High School attendance area, and a property tax bill printed from the county website is not accepted, because it doesn't show the owner's name.
Some Los Altos addresses are not in MVLA at all. Fremont Union High School District (FUHSD) states that its five comprehensive high schools serve just over 9,000 students from six cities: Cupertino, Los Altos, San Jose, Santa Clara, Saratoga and Sunnyvale. Homestead High states that it serves students in Cupertino, Sunnyvale and Los Altos. Homestead's campus is in Cupertino, so for a family living in Los Altos, high school means crossing city lines.
Keep two points separate. First, no district site says the CUSD portion of Los Altos and the FUHSD portion are the same ground. An LASD result for K-8 doesn't guarantee MVLA for high school, and a CUSD result doesn't guarantee FUHSD. Both layers have to be checked independently. Second, neither MVLA nor FUHSD publishes a text list of boundary streets. Any secondhand rule along the lines of "south of a certain street goes to Homestead" has no official basis, and this article doesn't list one.
Dimension three: Bullis Charter has no attendance zone; admission runs on a lottery and priority tiers
Los Altos has a third system as well. Bullis Charter School (BCS) is a TK-8 charter school whose charter is authorized by the Santa Clara County Office of Education rather than by LASD (per Mountain View Voice reporting on the charter renewal, 2024-08-28). BCS states that both of its campuses are in Los Altos. It draws no attendance zone. Its enrollment rules, set out on the How to Enroll page, open applications to any TK-8 student residing in California. When applicants for a grade outnumber open seats, admission is decided after the open enrollment period by a public random drawing.
The lottery runs on eight priority tiers. The first four all require residence within LASD boundaries: siblings of current students, students eligible for free or reduced-price meals, children of BCS staff, and other LASD residents. Applicants from outside LASD come in tiers five through eight. One consequence is easy to miss. A home with a Los Altos address whose K-8 belongs to Cupertino Union is not an LASD resident under these rules, so it sits behind LASD residents in the BCS lottery. BCS shows that the 2026-27 lottery was held on March 21, 2026, and that open enrollment for 2027-28 begins this fall.
Where BCS operates is itself in motion. Mountain View Voice reported on 2025-10-14 that the LASD board voted to assign BCS the district's planned "10th site" near San Antonio in Mountain View once it is built; BCS publicly opposed the move at the time. Buyers who count BCS among their reasons for choosing a home should get the latest status directly from BCS and LASD, rather than planning a commute around today's campuses.
Three layers of assignment and the official lookup tools
The core numbers first. For K-8, a Los Altos address maps to one of two districts, LASD or Cupertino Union. For high school, it maps to MVLA (two comprehensive high schools) or Fremont Union (five comprehensive high schools, just over 9,000 students). On top of that sits Bullis Charter, which admits by lottery under eight priority tiers. Four official lookup tools each cover one layer, and none of them answers the whole question at once.
| Layer | Possible assignment | Official basis | Where to check |
|---|---|---|---|
| K-8 public district | Los Altos School District (seven elementary schools plus Egan and Blach middle schools) | LASD website, Our Schools | LASD School Locator on the LASD website |
| K-8 public district | Cupertino Union School District (e.g., Montclaire Elementary, K-5, with a Los Altos address) | CUSD website, About Us; CDE school directory | CUSD Street Finder (streetlocator.cusdk8.org) |
| 9-12 high school district | MVLA: Los Altos High or Mountain View High (MVHS's 2,196 students come from three cities; school site, 2023-08 figure) | MVLA, MVHS and LAHS websites | MVLA Address Street Search; School Boundaries page on the MVLA website |
| 9-12 high school district | Fremont Union: Homestead High (serving Cupertino, Sunnyvale and Los Altos) | FUHSD and Homestead websites | FUHSD SchoolFinder (schfinder.com/fuhsd) |
| Charter school | Bullis Charter School (TK-8; public lottery when oversubscribed) | BCS website, How to Enroll | No address lookup; apply under the eight priority tiers |
What to remember: there is no "Los Altos school district" row in this table, because administratively it doesn't exist. FUHSD's SchoolFinder page notes that this search only covers addresses within the District's boundary. So an address that returns nothing in the FUHSD tool has told you something useful: it most likely isn't in FUHSD, and the MVLA tool is the next stop. The same logic runs the other way. Only by checking both high school tools can you rule out an address that neither one returns.
The Los Altos sales pace: how much time you have to verify
The core numbers first. In Q3 2026 (July–September), Los Altos recorded 72 single-family sales at a median price of $4,910,150 and a median of just 8 days on market, with the median sale closing at 104.8% of original list price. Of the 72, 34 closed above $5M. Another 34 went into contract within 7 days on market (DOM), and 50 within 14 days.
| Los Altos single-family (Q3 2026) | Value |
|---|---|
| Sales | 72 |
| Median sale price | $4,910,150 |
| Sales above $5M | 34 (about 47%) |
| All-cash share | 38.9% |
| Median days on market | 8 |
| Sales at 7 days or fewer on market (DOM) | 34 |
| Sales at 14 days or fewer on market (DOM) | 50 |
| Sale price / original list price (median) | 104.8% |
What to remember: a median of 8 days means half of these homes went from listing to contract in 8 days or less, and that window is usually consumed by showings, disclosure review and offer preparation. At this pace, "sign first and sort out schools during escrow" doesn't work. School assignment should be checked before the showing, starting the day the listing address arrives. One more caution. The MLS sub-areas used for Los Altos (of these 72 sales, 34 in South of El Monte, 23 in North Los Altos, 8 in Country Club and 7 in Highlands) and the ZIP codes (49 in 94024, 23 in 94022) are ways of classifying listings. Neither is any district's attendance area, and neither can tell you which school a home is assigned to.
What MK Group has seen in practice
The clearest example in the MK Group case library of "the city on the address doesn't settle the school" comes from Atherton (case-014). The client had found a home in Atherton Oaks with an Atherton 94027 address. Atherton, though, spans three K-8 districts, assigned street by street. Before the offer, the team checked the attendance area against the exact house number and found the home sat on the other side of the boundary the client had expected. They brought in comparable listings a few streets away on the far side of that line, and the client changed direction. Los Altos works differently from Atherton, but the move is the same: verify assignment by house number first, then decide whether to write the offer. For a city where two high schools split attendance by address, see Buying a Palo Alto School-District Home: How Do I Know Whether an Address Feeds Gunn or Paly?
The buyers who run into the Los Altos version of this tend to fall into two groups. One is the local move-up family, like a client Kevin Mo (DRE# 02127623) worked with (case-011). He had spent 11 years at Applied Materials and was moving from a first home to a long-term family home, with a preference for the Los Altos / Cupertino area, schools being one of the reasons. The ground between Los Altos and Cupertino is exactly where LASD and CUSD, and MVLA and FUHSD, overlap. On the same budget, a few adjacent streets can lead to entirely different schools.
The other group is cross-border buyers working against the clock. Marie Wang (DRE# 02110980) hosted an entrepreneur family from Shenzhen (case-006) who made contact that morning and asked to tour the same day. In about half an hour, Marie shortlisted four candidates from MLS and off-market inventory across Menlo Park, Palo Alto, Los Altos Hills and Los Altos, and the family saw all four in half a day. The Los Altos home was a 2016 new build above $9M. It was a first visit, and no offer was made. It still shows something real: when a cross-border family is ready to bid, due diligence often gets only a few days. If a child's school is part of the decision, the K-8 and high school assignment for every candidate home is best settled while the tour route is being planned.
Common mistakes
Mistake 1: "The address says Los Altos, so K-8 is the Los Altos School District"
Not necessarily. Cupertino Union School District states that it serves portions of Los Altos, and the CDE directory lists Montclaire Elementary in Los Altos (1160 St. Joseph Ave.) under Cupertino Union. In the other direction, LASD's Springer is in Mountain View and Gardner Bullis is in Los Altos Hills. District name, school address and the home's mailing city are three unrelated pieces of information. K-8 assignment can only be checked by house number, using LASD's School Locator and CUSD's Street Finder.
Mistake 2: "If it's in MVLA, high school is Los Altos High"
MVLA has two comprehensive high schools. Mountain View High states that its 2,196 students (school site, 2023-08 figure) come from Mountain View, Los Altos and Los Altos Hills, which means some Los Altos addresses are assigned to Mountain View High. Los Altos High requires proof of residence within its attendance area at registration. Which of the two applies is whatever the MVLA Address Street Search returns.
Mistake 3: "Los Altos has only one public high school district, MVLA"
Fremont Union High School District lists Los Altos among the cities it serves, and Homestead High states that it serves students in Cupertino, Sunnyvale and Los Altos. A Los Altos family whose address falls in FUHSD attends Homestead in Cupertino, not either of the two schools with Los Altos or Mountain View in the name. Check FUHSD membership with FUHSD SchoolFinder. The tool only covers addresses inside the district boundary, so an empty result is a result too.
Mistake 4: "Buy in Los Altos and your child gets into Bullis Charter"
BCS has no attendance zone. When a grade is oversubscribed, admission is decided by public random drawing under eight priority tiers. LASD residents rank ahead of non-residents, but residency alone doesn't guarantee a seat. A Los Altos address that belongs to Cupertino Union for K-8 does not count as an LASD resident. Open enrollment runs each fall and winter, and the 2026-27 lottery was held on March 21.
Mistake 5: "The schools named in the listing, a map app or the MLS sub-area are good enough"
None of them are. Cupertino Union's Street Finder disclaimer is blunt: the district assumes no responsibility arising from the use of the information in the Street Finder for property acquisition and any other decisions, and questions go to its Student Assignment office. Even official tool results should be confirmed in writing with the district's enrollment office. School labels on a listing, MLS sub-area names and ZIP codes carry even less weight. For the general verification method, see Bay Area School-District Homes: How Do You Verify Which District a House Actually Belongs To?
Next steps
- The day you have a listing's house number, start with high school. Run it through MVLA's Address Street Search to see whether it's Los Altos High or Mountain View High, then through FUHSD SchoolFinder to see whether it falls in FUHSD and which school it maps to. Use both tools, save a screenshot of each and note the date you checked.
- Then check K-8. Run the address through LASD's School Locator and CUSD's Street Finder to confirm whether K-8 belongs to LASD or Cupertino Union, and which elementary and middle school apply.
- Send the results to the relevant enrollment offices (the Student Assignment offices at LASD or CUSD, and MVLA or FUHSD) and ask for written confirmation of the assigned schools and the current year's registration requirements. Neither tool output nor listing copy is the final basis.
- If Bullis Charter is in the picture, first confirm whether the address is within LASD boundaries, then line it up against the open enrollment window and lottery date on the BCS website. Ask BCS and LASD for the latest on campus arrangements at the same time.
- Build all of this into the offer timeline and finish it before you submit. With a median 8 days on market and a median sale price of 104.8% of original list price in Q3 2026, Los Altos doesn't leave due diligence for after signing.
