Buying a $5M Home in Saratoga: Will My Child Definitely Go to Saratoga High? Why Do Some Addresses Feed Lynbrook, and Others Prospect?

Quick Answer

Homes in the City of Saratoga fall into four TK-8 school districts, which feed three high school districts: Los Gatos-Saratoga Union, Fremont Union and Campbell Union. Checked one by one against each district's official lookup tool, the 67 unique single-family homes sold in Saratoga in Q3 2026 were zoned 35 for Saratoga High, 12 for Prospect, 11 for Westmont, 7 for Lynbrook and 2 for Monta Vista. The citywide median sale price for the quarter was $4,271,000 (MLSListings).

Key Takeaways
1The Saratoga Union School District website states that homes within the City of Saratoga are served by four distinct TK-8 school districts: Campbell, Cupertino, Moreland and Saratoga Union. SUSD covers about two-thirds of Saratoga, plus portions of Monte Sereno and Los Gatos and unincorporated areas of Santa Clara County.
2Overlaying U.S. Census Bureau school district layers on the Saratoga city limits gives an estimate by land area: SUSD about 69%, Cupertino Union about 16% (the northern edge), Campbell Union about 10% (the eastern edge) and Moreland about 6% (the northeast corner). The SUSD area feeds the Los Gatos-Saratoga Union High School District, the Cupertino Union area feeds Fremont Union, and the Campbell Union and Moreland areas feed the Campbell Union High School District.
3MLS records show 68 single-family sales in Saratoga in Q3 2026. One home was entered in two MLS systems, leaving 67 unique homes, all in ZIP 95070. Checked address by address with the three high school districts' official tools, 35 were zoned for Saratoga High, 12 for Prospect, 11 for Westmont, 7 for Lynbrook and 2 for Monta Vista. Of the 20 that sold for $5M or more, 6 were not zoned for Saratoga High.
4Prospect High's campus is in Saratoga (18900 Prospect Rd), but it belongs to the Campbell Union High School District. Lynbrook's campus is in San Jose, Monta Vista's in Cupertino and Westmont's in Campbell. The city a school sits in does not determine which addresses it serves.
5Campbell Union High School District's boundary page states that its boundary map is the only official source for determining a home school of residence, and that families should not rely on information from realtors, rental agencies or any other source. SUSD publishes no boundary map and defers to the County Assessor's School District/Tax Rate Area field; Fremont Union recommends a second check with the SCCOE School District Locator before buying.
6SUSD is an open enrollment district: no address is assigned to a specific elementary school, proximity is not a placement criterion, and all students in grades 6-8 attend Redwood Middle School.
7In Q3 2026, Saratoga single-family homes sold at a median $4,271,000, with 29.4% all-cash, a median 17 days on market and a median sale price of 100.0% of original list price. In Q3 2025 there were 46 sales at a median $4,334,000 and a median 9 days on market (MK Bay Area Pulse, MLSListings data).

Direct answer

Not necessarily. Saratoga addresses span three high school districts and can be assigned to Saratoga High, Lynbrook, Monta Vista, Prospect or Westmont, depending on the house number. Saratoga's Q3 2026 single-family median sale price was $4.271M (MLSListings), and 32 of the 67 homes sold that quarter were not zoned for Saratoga High.

The reason is two layers of boundaries. At the K-8 level, the Saratoga Union School District states on its website that homes within the City of Saratoga are served by four separate TK-8 districts. At the high school level, those four areas feed three high school districts, Los Gatos-Saratoga, Fremont Union and Campbell Union, and each of those divides its territory again into school attendance areas. The city name, the 95070 ZIP code and the school labels on a listing are not how assignment works. The answer comes from each high school district's own lookup tool, followed by written confirmation from the district's enrollment office.

Who this article is for

  • Families with a budget of around $5M or more who are touring Saratoga single-family homes and have been assuming that a Saratoga address means Saratoga High
  • Buyers looking at a home on Saratoga's northern edge (toward Cupertino and West San Jose) or its east side (toward Campbell), where the schools named in the listing don't match what they found on their own
  • Parents of preschool or elementary-age children who want the full public-school path, from K-8 through high school, mapped out before they write an offer
  • Buyers based overseas or out of state who plan to run most of their due diligence remotely and need a checklist that leaves a written record

Three dimensions that decide the answer

"How are the Saratoga schools?" has no real answer until you are looking at a specific house, because Saratoga is not one school district. Behind a single house number sit two layers of boundaries, three high school districts and five possible high schools. Taken as three dimensions, the picture comes into focus.

Dimension one: at K-8, one city splits four ways

The Saratoga Union School District (SUSD) says it plainly on its Find My District and School page: Homes within the City of Saratoga are served by four distinct Transitional Kindergarten (TK) through eighth-grade school districts, namely Campbell, Cupertino, Moreland and Saratoga Union. On its About Us page, SUSD describes its own footprint: about eight square miles, serving roughly two-thirds of Saratoga, plus portions of Monte Sereno and Los Gatos and unincorporated areas of Santa Clara County. SUSD, in other words, neither covers all of Saratoga nor stops at the Saratoga city line.

Where is the remaining third? Overlay the U.S. Census Bureau's current TIGERweb school district layers on the Saratoga city limits, sample on a grid spaced roughly 120 meters (about 400 feet) apart, and you get a rough split by land area, not by household. SUSD takes about 69%, covering downtown, the south and the western hillsides. Cupertino Union takes about 16%, a band along the northern edge. Campbell Union takes about 10%, on the eastern edge, and Moreland about 6%, in the northeast corner. That squares with SUSD's own "about two-thirds." The other districts run campuses inside Saratoga, too. Cupertino Union's Blue Hills Elementary, for instance, is at 12300 De Sanka Avenue, Saratoga.

SUSD has one more rule that is easy to miss. It is an open enrollment district, and its site states that no addresses are assigned to a specific school. For TK-5, parents rank Argonaut, Foothill and Saratoga Elementary. The district guarantees a seat at one of the three, not necessarily the first choice, and distance from the school is not a placement criterion. Grades 6-8 all attend Redwood Middle. Inside SUSD, then, the address decides whether a child is in the district, not which elementary school they attend.

Dimension two: at high school, three districts and five schools

After eighth grade, a Saratoga student moves into one of three high school districts:

  • Los Gatos-Saratoga Union High School District (LGSUHSD): two schools, Los Gatos High and Saratoga High. The district states that it serves 9th-12th grade students in the Los Gatos, Monte Sereno and Saratoga areas, and SUSD's site confirms that its students continue to this district for high school. Saratoga High is at 20300 Herriman Ave, Saratoga.
  • Fremont Union High School District (FUHSD): five comprehensive high schools, Cupertino, Fremont, Homestead, Lynbrook and Monta Vista. Its boundary page states that students must live in a high school's attendance area to attend that school. Lynbrook is at 1280 Johnson Ave, San Jose; Monta Vista is at 21840 McClellan Rd, Cupertino.
  • Campbell Union High School District (CUHSD): its boundary page states that attendance at each school is determined by the student's home address. Prospect High is at 18900 Prospect Rd, Saratoga; Westmont High is at 4805 Westmont Ave, Campbell.

At the district level, the two layers nest cleanly. On the Census Bureau layers, every part of SUSD inside the Saratoga city limits falls within LGSUHSD, the Cupertino Union area falls within FUHSD, and the Campbell Union and Moreland areas both fall within CUHSD. What splits one city across five high schools is the school-level attendance area. In the address-by-address check of sales in the next section, Cupertino Union addresses went to two schools, Lynbrook and Monta Vista. Campbell Union addresses went to Westmont, and Moreland addresses to Prospect.

Dimension three: who decides — the official tools, and a different one for each district

Every Saratoga house number has to answer two questions: which district for K-8, and which high school for 9-12. The two answers come from different agencies, and each district is careful about how much weight its own tool can carry:

  • SUSD: publishes no boundary map. In its words, There is no SUSD boundary map published for distribution. District membership follows the Santa Clara County Assessor's records. Look up the address or APN in the Assessor's property search and open the "School District/Tax Rate Area" field; the home is in SUSD only if it shows Elementary School: Saratoga Union.
  • CUHSD: its boundary page reads, The boundary map below is the only official source for determining your home school of residence. Do not rely on information provided by realtors, rental agencies, or any other source. The assigned high school is whatever the district's map shows. Nothing an agent, a rental agency or anyone else tells you counts as the basis.
  • FUHSD: its boundary page advises a second check with the Santa Clara County Office of Education (SCCOE) School District Locator before a major decision such as buying or renting a home. The district's Address Check Tool also notes that it covers only addresses inside the district boundary.
  • Cupertino Union: the Street Finder disclaimer states that the district assumes no responsibility for use of its results in property acquisition and similar decisions.

So the MLS school field, school labels on Zillow and similar platforms, and anything the seller tells you are leads, nothing more. We've laid out the general method for verifying an address in Bay Area School-District Homes: How Do You Verify Which District a House Actually Belongs To?, and won't repeat it here. What sets Saratoga apart is the combination: settle the district with the Assessor first, then switch to that district's tool to find the school, with each of the four areas calling for a different set of tools. Los Altos is another version of the same problem, one city spread across two K-8 districts and two high school districts, broken down in Buying a $5M Home in Los Altos: Will My Child Definitely Go to Los Altos High? In both cities, some addresses feed Fremont Union.

Saratoga by area: 67 Q3 2026 sales, checked address by address

The core numbers first. In July–September 2026, MLSListings recorded 68 single-family sales in Saratoga. Removing one home that was entered in two MLS systems leaves 67 unique homes, all in ZIP 95070. Checked address by address with the three high school districts' official tools, 35 were zoned for Saratoga High, and the other 32 for Prospect (12), Westmont (11), Lynbrook (7) and Monta Vista (2). Of the 20 homes that sold for $5M or more, 6 were not zoned for Saratoga High.

What to remember: by land area, SUSD covers roughly 70% of Saratoga; by this quarter's sales, only 35 homes were zoned for Saratoga High, just over half. Share of land is not share of households or of sales, and on this quarter's numbers, close to half of the Saratoga homes that sold sat outside Saratoga High's attendance area. That is not an edge case. The other easy misreading is campus location. Prospect's campus is inside Saratoga, yet it belongs to the Campbell Union High School District. Addresses zoned for Lynbrook are in Saratoga, while the campus is in San Jose. The table shows only where this quarter's sales fell. The $5M-and-above column is likewise just this quarter's distribution: it says nothing about the relative standing of any school or area, and it can't be used to infer prices for any part of the city.

How the lookup was done: of the 68 MLS sales records, one home appeared under two MLS numbers (same address, same closing date and price, recorded in both MLSListings and CRMLS), so address-level counts use 67 unique homes. The 67 addresses were first converted to coordinates with the U.S. Census Bureau Geocoder and read against the school district layers. Sixty-five matched; the other 2 were located with OpenStreetMap, one of them only to street level. Each home's assigned high school was then checked with the School Explorer tools on the LGSUHSD and CUHSD websites and with FUHSD's Address Check Tool, on November 2, 2026. For all 65 matched addresses, the high school district on the Census Bureau layers agreed with the districts' official tools. This is an address-level check of one quarter's sales. It does not cover every address, and any individual address should still be confirmed in writing with the district's enrollment office.

The market side: a $4.271M median, and how much time you have to verify

The core numbers first. According to MLSListings sales data compiled by MK Bay Area Pulse, Saratoga recorded 68 single-family sales in Q3 2026 at a median price of $4,271,000, with 29.4% all-cash, a median 17 days on market and a median sale price of 100.0% of original list price. In the same quarter a year earlier (Q3 2025), there were 46 sales at a median $4,334,000 and a median 9 days on market.

All-cash share26.1%29.4%
Median days on market917
Sale price / original list price (median)100.4%100.0%

What to remember: against the same quarter last year, there were 22 more sales, the median price was about 1.5% lower, median days on market stretched from 9 to 17, and the median sale landed essentially at original list. Buyers have a little more time to tour and verify than they did a year ago. Even so, 32 of the quarter's 67 homes went into contract within 14 days of listing (MLS DOM of 14 or fewer), so school assignment is best settled before the first showing. Two caveats on the numbers. First, Pulse counts MLS sales records, so its 68 includes the one cross-system duplicate noted in the previous section; that is why it differs by one from the 67 used in the address-level count. Second, these are citywide figures. Sales assigned to five different high schools sit inside the same median, so $4.271M cannot be read as "the price of the Saratoga High area." Over the same period, median sale prices in neighboring cities were $4.2M in Monte Sereno, $3.02M in Cupertino and $2.9M in Los Gatos (same source). For how to think about homes at this level in Saratoga itself, from hillside views and small-town character to the tier above $10M, see What $12M Buys in Saratoga — and Why Some Palo Alto–Budget Buyers Choose This Foothill Town Instead.

Before you write the offer: cross-checking one Saratoga address across three districts

In Saratoga the order is district first, then school, then written confirmation. Every step has an official entry point, and a single address can usually be done in an afternoon:

  1. Settle the district first. Enter the house number in the Santa Clara County Assessor's property search (use the APN if the address doesn't come up), open the "School District/Tax Rate Area" field, and read off the K-8 district and the high school district for that address. This is the method SUSD's own site specifies. Take a screenshot and note the date.
  2. Switch tools by high school district to find the school. For the SUSD area, use the School Boundaries link on LGSUHSD's Enrollment page. For the Cupertino Union area, use FUHSD's Address Check Tool on its boundary page. For the Campbell Union and Moreland areas, use the School Locator on CUHSD's boundary page. If the address sits near a line between areas, run all three. A tool reporting that an address is outside its district is useful information in itself.
  3. Check once more against a third official source. As FUHSD recommends, cross-check the district-level result with the SCCOE School District Locator. Only when the Assessor, the district tool and SCCOE agree is the result solid enough for your due diligence file.
  4. Take K-8 down to the school, too. In the SUSD area, elementary placement runs on ranked choices and all middle schoolers attend Redwood Middle. In the Cupertino Union area, use the district's Street Finder. In the Campbell Union and Moreland areas, confirm the address directly with the district's enrollment office.
  5. Get it in writing. Send your results to the relevant district's enrollment office and ask for written confirmation of the assigned schools and the current year's registration requirements. For questions about where the boundary line itself runs, SUSD's site points to the Santa Clara County Committee on District Boundaries (408-453-6869).

When this goes into due diligence and the contract, keep three things separate. First, school assignment is a fact the buyer verifies, not a representation by the seller. Listing copy, the MLS school field and anything the seller says cannot stand in for the district's written answer; what belongs in the file is screenshots, lookup dates and the district's reply. Second, the timing has to sit before the offer. If the offer keeps a buyer's investigation period, the district's written confirmation can be obtained within it. If you plan to shorten or waive that period to compete, the school check has to be finished before the offer goes in. Third, if schools are one of the conditions for this purchase, talk with your own agent beforehand about how the offer should reflect that investigation item, rather than checking after you've signed.

What MK Group has seen in practice

The clearest example in the MK Group case library of "the city on the address doesn't tell you the school" comes from Atherton (case-014). Marie Wang (DRE# 02110980) walked through it in a video on her YouTube channel, @MarieWang (44K+ subscribers). The client had found a home in Atherton Oaks with an Atherton 94027 address, but Atherton spans three elementary school districts, assigned street by street. Before the offer, the team checked the attendance area against the exact house number and found the home sat on the other side of the boundary the client had expected. They brought in comparable listings a few streets away on the far side of that line, and the client changed direction. Per the case record, comparable homes on either side of the boundary sold roughly $1.5M apart (case details). Saratoga's structure has one more layer than Atherton's: beyond the four K-8 areas, high school adds three districts and five schools. The move is the same. Settle assignment by house number first, then decide whether to write the offer.

A real Saratoga transaction (case-021) makes a different point. MK Group represented the buyer of a Saratoga luxury home. The client bought through a family office and never once came to the Bay Area to see the house during the process. The team worked through the drawbacks item by item, from lot conditions, natural light and distance to neighbors to backyard privacy, surrounding noise and how the floor plan would actually live, and only then moved to price. Kevin Mo (DRE# 02127623) described the negotiation in a video on his YouTube channel, @KevinMoRE (24K+ subscribers): 12 days of talks took more than $1M off the price, and the home closed at around $12M (case details). The record of this deal doesn't involve schools, and the client's family makeup and children were never disclosed. It appears here for one reason: a remote purchase holds together when every judgment rests on material that can be checked. School assignment happens to be the easiest item to put in writing. An Assessor screenshot, a district tool result and an email reply from the enrollment office don't require anyone on site, and all of them can be on file before the offer.

Common mistakes

Mistake 1: "The address says Saratoga, so high school is Saratoga High"

Not necessarily. SUSD's website states that homes in the City of Saratoga are served by four TK-8 districts, and SUSD covers only about two-thirds of the city. The other three areas feed Fremont Union or Campbell Union for high school. Of the 67 single-family homes (counted as unique homes) that sold in Saratoga in Q3 2026, checked address by address with the three high school districts' official tools, 35 were zoned for Saratoga High and the other 32 for Prospect, Westmont, Lynbrook or Monta Vista. The city on the address doesn't decide the high school.

Mistake 2: "The schools shown on Zillow or the listing page can be taken at face value"

They can't be the basis for a decision. Campbell Union High School District's boundary page puts it most bluntly: the district's boundary map is the only official source for determining your home school, and you should not rely on information from realtors, rental agencies or any other source. Cupertino Union's Street Finder disclaimer states that the district assumes no responsibility for use of its results in a home purchase decision. SUSD publishes no boundary map at all and defers to the County Assessor's records. School names on platforms and listings are not assignments published by a district. Treat them as leads, and rest the conclusion on official lookup results and written confirmation from the district's enrollment office.

Mistake 3: "ZIP code 95070 means the Saratoga Union School District"

A ZIP code is a mail delivery zone, drawn on a different set of lines from school districts. Every Saratoga single-family sale on the MLS in Q3 2026 carried ZIP 95070. Yet on the Census Bureau layers, 34 of the 65 matched addresses fell in SUSD, and 2 of those carried a Saratoga address while sitting on unincorporated county land outside the Saratoga city limits (still SUSD, still zoned for Saratoga High). In the other direction, SUSD also covers parts of Monte Sereno and Los Gatos. ZIP code, city and school district each have to be checked separately. For who governs a home when the mailing address and the city limits don't line up, see The Listing Says Menlo Park or Portola Valley, But the House Isn't Inside City Limits — Who Governs It, and Which School District Does It Feed?

Mistake 4: "Prospect High is inside Saratoga, so it's Saratoga's district high school"

Prospect High's campus is at 18900 Prospect Rd, Saratoga, but it belongs to the Campbell Union High School District and has no connection to SUSD or LGSUHSD. In this quarter's sales, the homes zoned for Prospect were addresses in Saratoga's northeast corner, in the Moreland area. The same mismatch shows up on the northern edge: addresses zoned for Lynbrook are in Saratoga, while Lynbrook's campus is in San Jose. The city a school sits in doesn't determine which addresses it serves.

Mistake 5: "Living in SUSD means your child goes to the nearest elementary school"

SUSD's website states that it is an open enrollment district and that no address is assigned to a specific elementary school. Incoming TK-5 students rank Argonaut, Foothill and Saratoga Elementary. The district guarantees a seat at one of the three but not the first choice, and distance from school is not a placement criterion. Grades 6-8 all attend Redwood Middle. Buying in the SUSD area gives you eligibility for the district; the specific elementary school is settled only at registration.

Next steps

  1. The day you have a house number, confirm the K-8 district and the high school district in the "School District/Tax Rate Area" field of the Santa Clara County Assessor's property search. Screenshot it and note the date.
  2. Check the school with the official tool for that high school district: LGSUHSD's School Boundaries for the SUSD area, FUHSD's Address Check Tool for the Cupertino Union area, and CUHSD's School Locator for the Campbell Union and Moreland areas. For an address near a line between areas, run all three, then cross-check with the SCCOE School District Locator.
  3. Send the results to the relevant district enrollment office and ask for written confirmation of the assigned schools and the current year's registration requirements, one for K-8 and one for high school.
  4. Put the screenshots, dates and district replies in your buyer due diligence file, and finish before you submit the offer. If you plan to shorten or waive the buyer's investigation period, this step can only be done in advance. In Q3 2026, Saratoga single-family homes spent a median 17 days on market.
